What Running Out of Hot Water Looks Like

Most households learn their hot water limits the hard way. The last person to shower gets the cold one. Running the dishwasher and a shower together means somebody loses. Laundry has to wait until nobody needs a bathroom. If guests stay over, the schedule gets planned around the water heater. Nothing is broken in that situation, the tank is simply the size it is, and once its stored hot water is gone you wait for it to heat more.

That is the problem a tankless unit solves, and it works differently than a tank in one important way. A tank heats a large volume of water and keeps it hot around the clock waiting for you to use it. A tankless unit stores nothing. When you open a hot tap, water flows through a heat exchanger, which is a compact set of passages with a burner around them, and the water is heated on its way to the faucet. It keeps heating for as long as you keep the tap open, which is why the hot water does not run out.

Because nothing is stored, the number that matters is not capacity but flow rate, meaning how much hot water the unit can deliver at once. That is what sizing is about, and it is where Utah makes things harder.

Keeping It Running for Twenty Years

Tankless maintenance comes down to one thing: an annual descaling flush. Because the water is heated as it passes through a narrow heat exchanger, minerals in the water leave scale on the inside of those passages. Scale narrows the path and insulates the metal, so the unit has to work harder for the same result. The flush circulates a descaling solution through the exchanger to dissolve that buildup and clear it out. It is quick, and Mike can put you on a reminder schedule so it does not get forgotten.
